Pedal to Properties Realty Model Goes National with License Designation

Matt Kolb, a realtor whose funky Pedal to Properties brand, has stirred up enough attention to warrant interest from Fortune, New York Times, Wall Street Journal and others, announces that he is now offering realtors around the country access to this unique brand through a license fee. With this license, realtors can obtain a proven formula to market themselves and connect with home buyers and sellers who are active, healthy and eco-conscious. Among other unique selling and buying methods, home buyers can view properties and homes from a distinct cruiser bike, helping to meet consumer trend to get out of a car and see, hear, and get a true sense of homes and neighborhoods and to determine how navigable a neighborhood or area is sans motor vehicle.

Realtors will still retain their primary realty firm affiliation, but co-brand with the Pedal to Properties license designation.

“Realtors like myself who are health conscious and trying to reach a certain consumer will find this license valuable,” said Kolb, president of Pedal to Properties of Boulder, Colo., and creator of the Pedal to Properties license model. “They will differentiate themselves from other realtors in the market and be able to connect with clients looking for a unique buying experience.”

Pedal to Properties is the first realtor license designation of its kind. The license includes a profile page on the Web site, a detailed how-to guide on becoming a successful Pedal to Properties agent, access to a monthly e-newsletter that can be forwarded to a realtor’s personal e-mail list, information on a unique insurance plan that is essential to the P2P model, templates for marketing tools such as press releases, advertising, literature and more. A Pedal to Properties license costs $ 495 for the first year, and $ 195 for renewals.

The Pedal to Properties model allows real estate professionals to tour homes via cruiser bicycles. Pedal to Properties is unique in the fact that it permits realtors and buyers to truly slow down the selling process, allowing the buyer to experience homes and neighborhoods as they would if they lived there. “There has been a fundamental shift in the way people think about buying homes. Real estate agents and industry surveys indicate that homebuyers are placing more importance on cutting their gas bills and commute times, and finding homes near urban centers and subways, trains and bus stops than those in the distant suburbs,” says Kolb.

Kolb says almost all realtors rely on cars to transport clients to and from locations, but motor vehicles create a substantial amount of air pollution. In fact, according to the EPA, transportation is responsible for nearly 80 percent of carbon monoxide and 55 percent of nitrogen oxide emissions in the U.S. A short, four-mile round trip by bicycle keeps about 15 pounds of pollutants out of the air we breathe.

From Kolb’s experience, using this unique Pedal to Properties method has allowed him to reach buyers and sellers of a certain demographic, those who are health- and eco-conscious and want to be closer to where the action is. He has found also that even buyers who still want to view properties by car know the Pedal to Properties brand by the distinctive bikes and media coverage the license model has received. He believes this will translate into the same level of success for realtors in other markets.

“Times are changing; people now want to be ‘on the grid’ and more involved in their local community,” Kolb said. “They’re tired of commuting and all the money it costs them. I’ve found that they want to be able to step out their front door and be where they need to be in 10 minutes or less. Most of my clients want neighborhoods that are bike- and pedestrian-friendly. What better way to show them how bike-friendly a neighborhood can be than by taking them around on a cruiser?”

Kolb believes there are pockets around the country that this model will work perfectly, including college towns, active cities, beach communities, and easily navigable areas that are centrally located. Kolb found Boulder to be an incredible launching pad for this model for its active population.

Realtors who sign on for the Pedal to Properties license will maintain a fleet of Electra Cruiser bikes that become distinctive in the area. Use of the cruiser bikes on tours is completely optional and sometimes weather-dependent, but often central to this buying and selling approach. In most cases, the realtor will transport the bikes via car to a designated area before pedaling to several residences in that neighborhood.
