<p> Strasburg, Virginia &#8211; Recently deceased Leo Bernstein of Washington D.C. was an inveterate antique collector and “real estate collector.”  Over a period of years, Leo, the Patriarch of the D.C.-Based Bernstein Companies, assembled a substantial portion of Downtown Strasburg real estate to house his antique collection, establish a major antique sales center, and found a Museum of American Presidents.   Now, Leo Bernstein’s antique collection has been sold by the Family Foundation, the antique center has been previously leased to a new operator, and the President’s Museum has been closed.  Remaining are the seven parcels of contiguous real estate on 3.15-acres to be sold under the direction of the Family Foundation at an auction scheduled for 1 P.M., Thursday, July 22, 2010.  The Foundation is seeking to redeploy the proceeds of the real estate auction to further fund its philanthropic efforts in the Washington D.C. area.  </p>

<p>Handling the auction for the Foundation is Virginia Auctioneer, Gordon J. Greene of the Chartwell Group. Greene said, “To insure that the real estate assets are sold, a number of the parcels are being offered without reserve and regardless of price or with reserve prices at a fraction of market value.  In this type of real estate auction it is the bidders who determine the final sales price, not the seller.”  &#13;<br />
<br />The Auction Properties are located at the intersection of U.S. Route 11(King Street) and State Route 55 (Massanutten Street), traversed by an average of 13,000 travelers daily. Interstate 81 is located approximately one and one-half (1 1/2) miles to the west and north of the downtown with two interchanges serving Strasburg in the Shenandoah Valley. <p> As we enter the summer vacation season, families are looking for travel savings ideas everywhere and are prepared to jam their families into small hotel rooms if the deal is right.  The American Resort Development Association (ARDA) has a solution for the budget-conscious, weary traveler:  rent a timeshare villa for your next vacation.</p>
<p>&#13;</p>
<p>“Many vacationers don’t yet realize that they can rent a week or two at a fabulous resort and stay in spacious accommodations with one or more bedrooms and bathrooms, a kitchen and a living room – all the comforts of home,” said Howard Nusbaum, ARDA president and CEO.  “While it may be the destination that gets them there, it’s the guarantee of high-quality accommodations that keeps them returning year after year.”  </p>
<p>&#13;</p>
<p>According to PriceWaterhouseCoopers research on the state of the timeshare industry in 2009, nearly half of timeshare purchasers rented first. Among six million-plus timeshare owners, timeshares continue to enjoy an 85 percent satisfaction rate.  “Timeshare owners place value on having the space to truly rejuvenate – a benefit that comes with a timeshare vacation,” said Nusbaum.  And, because of the pre-paid nature of the product, timeshare owners continue to travel despite historic lows in traditional hotel occupancy.  For 2009, the timeshare industry reported an occupancy rating of nearly 80 percent. </p>
<p>&#13;</p>
<p>“We have created a rental engine for consumers to take advantage of the convenience of vacationing ‘timeshare-style.’ The opportunity for consumers to spread-out with all the conveniences of home as well as enjoy a host of on-site activities and amenities has been very positive,” said Don Harrill, president and CEO of Orange Lake Resorts, home to Holiday Inn Club Vacations.  “We have seen an increase in our rental activity and our guest surveys reflect high product satisfaction ratings. In addition, we have opened our channels to mini-vacation packages and specials and are beginning to use social media as a way to market directly to consumers,” Harrill continued.</p>

<p>There are many ways for vacationers to ensure the right timeshare rental to meet their travel needs.  Rentals can be found at aggregated sites such as http://www.redweek.com and http://www.tug2.net, as well as with many timeshare developers that may be offering rental packages.  “We have two to three thousand rentals on our site at any given time,” said Brian Rogers, president of the Timeshare Users Group.  “We frequently encourage travelers to explore this vacation experience because renting provides the perfect “try before you buy” solution.” </p>

<p> Napa Valley has been likened many a time to “God’s country”: with its low, green mountains, rolling hillsides of vineyard land, and bright hues of yellow mustard springing from the valley floor each winter. So, for an architect concerned with landscape interfaces, bridging the gap between nature and the built environment is irresistible yet daunting in the Napa Valley. </p>

<p>38 Spatial, Inc. has, however, seized the opportunity with finesse. Their signature look typifies the clean, modern lines of contemporary architecture with great reverence to the landscape. </p>

<p>When 38 Spatial was asked to serve as the lead design team for the Napa Valley Vine Trail, it joined the renaissance of ‘public space designed by good architects’. There is a host of young talent increasingly devoted to landscape architecture, in addition to marrying the social good of architecture with non-profit endeavors. Though, there’s none so noteworthy as this team seems to be right now. </p>

<p>With offices in the Napa Valley, the San Francisco Bay Area (San Rafael) and Barcelona, Spain, 38 Spatial is fast becoming one of the leading integrated design firms for residential and commercial commissions on both coasts. This firm is pushing the traditional boundaries and gaining national attention for it. </p>

<p>Take the Napa Valley Vine Trail, for example. </p>
<p>&#13;</p>
<p>This grass-roots non-profit organization is not your traditional clientele for contemporary architects. But 38 Spatial asked the Napa Valley based Vine Trail, “Is there something you need that we could design?” When the goal is to build a county-wide multi-use recreational trail, it necessitates breaking away from the traditional paradigms of architecture. “Our goal was to create a ‘specific kit of parts’ by using simple forms from the surrounding landscape to expand upon the valley’s iconic context,” says Alexander Barrett, Founding Partner/CEO and real estate broker at 38 Spatial. The ‘kit of parts’ includes everything above ground: rest areas, kiosks, bike racks, and signage.</p>

<p>The design plays on direction and distance, but also an awareness of its social mission. “This is social design at work. It’s about being part of the neighborhood and it’s about responding appropriately to the needs of your community,” says Jackson Butler, architect and partner at 38 Spatial. </p>

<p>Perhaps this fresh approach is possible because this team of young designers has also dethroned the traditional design, bid, build model. “Design, bid, build is antiquated,” claims Barrett. “It sidelines the architect at an early stage, compromises the design, and it’s ultimately more costly for the client.” </p>
<p>&#13;</p>
<p>What saves the client money is the ability to streamline the process from foundation to finish, or in their words, to fully integrate the practice of Design, Develop, Dwell. “It’s better for the system of architecture,” defends Barrett. 38 Spatial’s clients can execute each commissioned phase under one roof: from the conceptual design, through development, to the interior design, or sale. 38 Spatial is also a licensed real estate firm. So, their ability to offer an array of elective services helps the client to achieve consistency in every phase, to remain on schedule and to maintain a pragmatic budget. “The process allows for seamless collaboration and makes it truly possible for the design concept to come to life,” says Butler.  </p>

<p>In fact, 38 Spatial still considers itself a boutique firm. “We like to think of this as a think tank environment. We’re creative fanatics! High concept. High execution,” says Barrett. Unlike traditional architecture firms, Barrett created an open studio environment conducive to this kind of lively exchange of ideas and information with clients. </p>

<p>This seems to be working. </p>

<p>Together, the team at 38 Spatial has been awarded for their contribution to the “10 Best New Homes” by Metropolitan Home. This commission also earned accolades in the Dwell Home Tour and the Palm Springs Modern Tour. 38 Spatial’s Sunset project in Santa Monica was recognized in LA Architect “West Coast Rooms” by Rockport Publishing and the firm’s recent projects: The Loft, Pollen8, and San Anselmo have each earned top accolades. Additionally, the firm’s classic French Oak project served as the backdrop for the Pottery Barn Spring Edition cover shoot. </p>

<p>Beyond new construction, 38 Spatial often takes existing buildings and re-envisions them for their client’s more modern tastes. The firm is currently designing a 7,200 square foot. renovation for a private residence in St. Helena. Barrett conceived of a similar contemporary design solution for his own office space when he brought the vacant shell back to an expression of the building’s truss system. </p>
<p>&#13;</p>
<p>Barrett tends to lean into these industrial aesthetics. During his classical training at the Pratt Institute in New York, he developed a keen interest in critical regionalism. “Design should have a sensitive regard for function as well as the site,” adds Barrett. </p>
<p>&#13;</p>
<p>During his formal training, Barrett was among a select few invited to study architecture at the Pratt Institute’s satellite campus in Rome, Italy and Barcelona, Spain. It was here that he became increasingly mindful of how design can be shaped by sound, light, context, materials, technology, craftsmanship, and – of course- the geographical context of a particular site. “Our daily practice is about approaching architecture in a more meaningful manner,” says Barrett. </p>
<p>&#13;</p>
<p>He founded his first design firm, Progetto Barrett, with this in mind. The firm was established in New York City and invested primarily in designing and building luxury apartments and lofts in Manhattan. His early work provided the seed to attract the talent of acclaimed architects and designers and to expand to what is now 38 Spatial, Inc. </p>
<p>&#13;</p>
<p>Today this includes the architect Jackson Butler who’s portfolio includes work for GAP, Inc., Pugh + Scarpa, and Frank Gehry and Associates. Butler’s recent work has been sited in a variety of design and architectural publications including Metropolis, Architecture, Interior Design and Metropolitan Home. In 1995, Butler co-founded the notable design firm Hedge Fund Collective in Los Angeles. </p>
<p>&#13;</p>
<p>38 Spatial brought interior designer David Mast in house last year, adding to its arsenal of young talent. Mast has garnered an impressive portfolio of interior, landscape, and lighting commissions internationally. Most recently he was featured in Dwell Magazine for “Designers We Love” and also recognized for his work by The San Francisco Chronicle and California Home + Design.</p>
<p>&#13;</p>
<p>How 38 Spatial has risen through the ranks in such a short time must be attributed to tossing conventional wisdom aside. It takes some chutzpah to redefine and defend a place for landscape architecture and encourage the resurgence of first-rate public spaces. Since 2009, we’ve been inspired by their fresh and unconventional contemporary design. </p>

<p>Seems the market has too. </p>
<p>&#13;</p>
<p>Their contribution is greater, though, than any one site. They’re shifting the paradigm. They’re improving open space &#8211; the aesthetics of our common ground &#8211; in a benevolent way.
