A Palm Beach (FL) home priced at $ 125 million and owned by Donald Trump tops the list of the 1000 most expensive homes currently on the market in the U.S., according to the just-released Unique Homes magazine’s special issue, Ultimate Homes, 2006. Trump purchased the waterfront estate, — Maison de l’Amitie — at auction and put Apprentice Kendra Todd to work redoing the home which is listed for $ 55 million above the U.S. sale price record set in 2005 with the sale of Ron Perleman’s home, also in Palm Beach.

“The home prices on this year’s Ultimate Homes list reinforce the fact that the national market in luxury properties has been booming,” said Laurie Moore-Moore, Founder and President of The Institute for Luxury Home Marketing, a Dallas-based organization whose members have $ 404 million worth of the top properties on the list. “Last year’s top price was $ 75 million.”

“There are currently 807 properties in the Scottsdale MLS system priced at a million dollars or more,” according to Shannon Connely a member of The Institute for Luxury Home Marketing and an agent with Phoenician Properties Realty.

In 2004 we sold only 14 homes with an average price of $ 1,616,861 over the Million dollar mark but in 2005 we closed 60 homes with an average price of $ 1,854,808 that’s an increase of almost 15%. Great returns for luxury home owners in Scottsdale.

The national million-dollar-home sales statistic isn’t available yet for 2005. However, the number of million dollar homes sold in the country jumped from 10,000 in 1999 to about 51,000 in 2004. Many marketplaces are seeing slowing appreciation and longer sales time, but the upper-tier segment conditions remain healthy. Rising affluence, ample numbers of second home purchasers, international buyers, and creative low cost mortgages continue to help drive the market.

New York leads the Ultimate Homes list with the most properties — 333. California follows with a total of 183 properties, and Florida is a close third with 174. Thirty eight states have properties that made the list. Arizona is represented with 47 homes. The Valley of the Sun saw a price increase of almost 55.2% from the periods of September 2004 to September 2005.

Property number 1000 on the list of priciest homes is also in Palm Beach and is listed for $ 7,995,000.
